PadSplit tells hosts to budget about $1,000 a bedroom. An Airbnb is a five-figure trip to a furniture store. We are a furniture retailer and a pallet auction house with a warehouse in Houston, and we are converting houses for both platforms ourselves — so you buy from the shelf we buy from, delivered and installed, ready for listing photos.

Room package
Everything on the card above, per room, plus the common-area basics if you want them: dining table and chairs, living-room seating, kitchen starter set, house-rules signage frames. Six rooms delivered and installed in one day.
Airbnb · short-term
Whole-home package
Bedrooms, living room, dining, outdoor, and the guest-facing details — linens, towels, kitchenware, lamps, art, welcome basket. Sized by bedroom count and the nightly rate you are targeting, so a $120 room and a $400 house get different furniture.

Refresh & replace
Mattresses, chairs, and lamps are the things tenants break. Open an account and we keep tenant-grade replacements on the shelf for you — delivered within 48 hours so a room does not sit empty over a broken bed frame.
Not included: appliances, TVs, and electronics unless you ask — we can source them through our procurement side at cost plus a flat fee. Service area: Harris, Fort Bend, Montgomery, Brazoria, and Galveston counties.

Wholesale furniture is the day job
Hughes Living Co. buys furniture by the container for its own retail store. Your room package is pulled from that inventory at our cost plus a margin, not from a catalog at retail.

Pallet inventory for tenant-grade rooms
Hughes Living Auctions buys returns and overstock by the pallet and repairs them on the bench. Solid pieces with a scuff are exactly what a $150-a-week room needs.

Same package, our own houses
Hughes Living Capital buys and converts houses for PadSplit and short-term rental on the same platforms you are on. This package is what goes into ours, and it changes when something in ours breaks.

Delivered, carried in, assembled, locked
Our crew delivers, assembles, hangs the curtains, installs the door lock, and hauls the boxes out. You get keys and a room that is ready to photograph.

Procurement for the rest
Appliances, smart locks, parcel lockers, and fixtures come through Hughes Strategic Group's vendor pricing. One invoice for the whole conversion if you want it.
